Proof of Identity & Address:

Proof of identity and address is very important when we give mortgage advice. This guide will help you prepare ahead of your application.

We are required by law to obtain proof of identity and address.

You need at least one proof of identity and one proof address from the following list for each person on the mortgage.


Government issued document with a photograph that includes full name and either residential address or date of birth.

  • Current full signed passport
  • Current UK/EU Photo driving licence
  • Firearms certificate or shotgun licence
  • National identity card (non UK nationals)
  • Identity card issued by the Electoral Office for Northern Ireland


Address verification

  • Current council tax demand letter or statement
  • Current bank statements – not from internet
  • Credit/debit card statements issued by UK or EU firm (not from internet)
  • Utility bills –but not those printed from internet
  • Instrument of a court appointment – e.g. liquidator or grant of probate

Proof of income:

Requirements can differ but the following should cover most Lenders

Employed proof of income

  • Latest 3 months' payslips.
  • Latest 2 years' P60s.

Self Employed/Own Company proof of income

Proof of income for the self-employed (including company director/owners) can be a little complex so you will find this on the Supporting Documents Required page.

Bank statements

Three full months most recent bank statements are required for each applicant, they are to include, income and main outgoings. If these are on separate accounts then we will need to see these too.

Proof of deposit

We are going to need proof of deposit to prove it is coming from an acceptable source.

Examples are:

  • If the money is in a bank account, a recent bank statement.
  • If the money is in an investment plan, a recent investment statement.
  • If the money is a gift from family or friends, a letter confirming this.

Credit History

We require a copy of all applicants credit reports, Lenders will examine your financial history. You can obtain a full free report at

Not on the electoral role for the last 6 years?

On application of the mortgage, the lender to check your credit history will do a credit search. If they cannot see you on the electoral role for the last 6 years then they may ask for proof that you actually were living where you say you were living. Examples of what they may ask for are credit card or bank statements, one for each six months that you are missing from the electoral role.
